Mechanised floor cleaning in a shopping centre – IPC CT160 & IPC CT231

In a large shopping centre, heavy traffic and extensive areas require a well-organised cleaning process and high-productivity equipment. The complementary use of the IPC CT160 and IPC CT231 models made it possible to adapt the cleaning process to the different types of surfaces within the location.

The challenge

The shopping centre includes shopping concourses, access areas, common areas, food courts, indoor car parks and technical areas, each with different cleaning requirements.

The daily traffic of customers, staff and suppliers generates dust, shoe marks, dirt brought in from outside, wheel and trolley marks, accidentally spilled liquids and other types of dirt specific to commercial spaces.

Cleaning is carried out daily, with additional interventions in high-traffic areas, such as the entrances, the main concourses and the food courts.

In the case of a shopping centre with extensive areas, using a single type of equipment for all zones limits the efficiency of the process. Large, open areas require high productivity, while other zones require a better balance between working capacity and manoeuvrability.

Main difficulties identified:

  • a large total area;
  • heavy foot traffic;
  • the existence of areas with different sizes and layouts;
  • the rapid build-up of dirt in heavily trafficked areas;
  • the need for repeated interventions throughout the day;
  • limited time windows for carrying out the cleaning;
  • the need to reduce manual operations;
  • the need for efficient water recovery after washing;
  • organising the cleaning without significantly disrupting commercial activity.
02

What we needed to solve

The following objectives were set for this application:

  1. mechanising the cleaning of extensive commercial areas;
  2. less time needed for daily operations;
  3. using equipment adapted to different types of areas;
  4. a larger area covered by one operator;
  5. fewer interventions and less manual effort;
  6. washing and vacuuming the floor in a single operation;
  7. efficient water recovery after cleaning;
  8. optimising the resources allocated to the cleaning process.

The solution recommended by Komarom

IPC CT160 & IPC CT231

For this large shopping centre, the Komarom Trade Invest team recommended the complementary use of the IPC CT160 and IPC CT231 professional scrubber-dryers.

Choosing the two models made it possible to allocate the equipment according to the size of the areas, the layout of the spaces and the required productivity.

IPC CT160 – a balance between productivity and manoeuvrability

The IPC CT160 is used for areas where a balance between working capacity and manoeuvrability is needed.

The ride-on configuration makes it easier to maintain shopping concourses, common areas and other medium-sized and large surfaces.

Compared with using walk-behind equipment over long distances, the ride-on configuration reduces the operator's physical effort and allows a larger area to be covered within one working period.

IPC CT231 – productivity for very large areas

The IPC CT231 is allocated to large, open areas, where high productivity is the main selection criterion.

Depending on the layout of the shopping centre, the model is used in wide concourses, indoor car parks or other areas where there is enough space to operate high-capacity equipment efficiently.

The greater working capacity reduces the number of passes needed to cover extensive areas.

Two machines for different areas

The complementary use of the two models allows the cleaning process to be organised more efficiently.

The IPC CT160 is used in areas that require more flexibility and manoeuvrability, while the IPC CT231 is directed to the surfaces where productivity and coverage capacity are the priority.

Both machines allow mechanised washing and water recovery to be carried out within the same operation.

The brush or pad configuration was set according to the type of floor and the predominant dirt.

Before purchase, an on-site demonstration made it possible to assess the result and determine the right model for each type of surface.

Implementation

The implementation process included:

  1. Needs analysis
  2. Dividing the areas into zones
  3. IPC CT160 / IPC CT231 recommendation
  4. Demonstration/Testing
  5. Configuration
  6. Delivery
  7. Training
  8. Support

In the first stage, the Komarom team analysed the total area, the floor types, the level of dirt, the frequency of interventions and the layout of the different areas.

The areas were divided according to size and cleaning requirements.

Very large, open areas were allocated to the IPC CT231 model, while the IPC CT160 was used in spaces where better manoeuvrability is needed.

An on-site demonstration made it possible to check the result and the behaviour of the two machines under real operating conditions.

After delivery, the operators received training on correct use, setting the working parameters and daily maintenance operations.

Komarom subsequently provides technical support, consumables, spare parts and dedicated servicing.

The results

The complementary use of the IPC CT160 and IPC CT231 contributed to:

  • less time needed to clean large areas;
  • a larger area covered by the same operator;
  • using the right equipment for each type of area;
  • fewer operations carried out by hand;
  • reduced physical effort for staff;
  • washing and vacuuming in a single operation;
  • efficient water recovery after washing;
  • more uniform results;
  • faster interventions in high-traffic areas;
  • more efficient use of staff and equipment;
  • more efficient integration of cleaning operations into the shopping centre's schedule.

The main advantage of this configuration is the use of appropriately sized equipment for each category of surface, instead of using the same machine in all areas.

Testimonial

“Using the IPC CT160 and IPC CT231 has helped us organise cleaning in our shopping centre more efficiently. The two models complement each other very well: the IPC CT160 provides the manoeuvrability needed in the shopping galleries and common areas, while the IPC CT231 lets us quickly cover the large, open surfaces. As a result, we have reduced cleaning time and staff effort, maintaining a consistent level of cleanliness even in high-traffic areas. Our collaboration with the Komarom team has been very good, from identifying the right solutions and configuring the equipment through to delivery, operator training and the technical support provided. We are satisfied with the machines’ performance and with the efficiency achieved in our daily work.”
